Emulsion VS. Coal Tar

Both of the driveways pictured above were sealed within a few days of each other in the late summer of 2007. The above pictures were taken on 4.03.08. As you can see in figure 1 the emulsion sealer has flaked off the asphalt surface over the winter evidenced by the white areas on the side and middle. Also notice how the overall color is starting to “gray out”. In figure 2 notice how the coal tar sealer has a rich, black color and is adhering to the asphalt surface very well. There are no areas that are white due to the sealer flaking off.

There are now a large number of companies that are using asphalt emulsion sealer. The reason is simply cost. Asphalt emulsion sealer is approximately 40% less in cost from our suppliers and allows for a less price per square foot for the customer. This is much easier to market to the driveway owner and is more in line with what they are used to paying for sealing their drive. Unfortunately, as the pictures above show asphalt emulsion sealer does not work as well as coal tar sealer in this geographic area. Asphalt emulsion sealer was developed as an alternative to 100% petroleum based coal tar sealer and is used extensively in the southern and western states. In a climate where the winter is less severe than in Ohio, asphalt emulsion sealer performs adequately. However, in Ohio it is not a viable substitute for 100% coal tar sealer because it cannot endure the harsh winters. At Rhinokote we have tried asphalt emulsion sealer applying it to several driveways. The result was bad in that we had to re-seal nearly every driveway the following season. Our competitors say that the reason emulsion fails is that the applicators don’t know how to mix it properly. We disagree. In 20 years of experience we are familiar with how to mix sealers and have paid particular attention to mixing asphalt emulsion sealer to get optimum results.

Because coal tar sealer is petroleum based its cost has risen dramatically over the last few years. We are all feeling the pressure of rising petroleum costs. We hope that soon a sealer will be developed that will cost less and perform as well as coal tar sealer. But, for now, coal tar sealer is all that we will use at Rhinokote. While its price may be more, the cost of owning it is less in that it will better protect your driveway and keep it more attractive longer.

SIGNS YOU ARE BEING SCAMMED

Don't be the next victim of the asphalt industry scam!

As soon as they say the line, "we've got enough mix (asphalt) left over to do your driveway", you know you are not dealing with a reputable contractor. Many of these "scam artists" actually charge more than reputable professionals do. More often than not, their mix is cold and will not give you the finished surface you are looking for.

ASPHALT SEALCOATING

Sealing protects the surface against water, frost and snow damage.
All asphalt pavements are porous and absorb water. If water soaks into the base, it will soften and allow a heavy load to crack the pavement and displace the base. Rain then causes the water to collect in these depressions and flow down through the cracks to cause greater damage. In the cold months, sleet, snow, and frost accelerate water damage. In addition, the freezing and thawing increase the pavement and sub surface damage.

Coal Tar Sealers protect against gas and oil damage
All petroleum products will disintegrate asphalt. Sealers are resistant to gas and oil and prevent the seepage into the surface below. Individual aggregate pieces of stones work loose and come out, leaving a roughened surface and additional pockets to hold water, oil and gasoline. As all driveways, secondary streets, and parking areas are subject to such damage, sealing is very important for preventive maintenance and saves the owner much year to year repair cost.

By adding a long lasting stain of satin black, the appearance of your home is greatly enhanced. Your driveway is always one of the first things noticed by your visitors or passersby.

Sealing saves money for the owner
Like most good maintenance practices, the regular sealing and protection of asphalt is economically sound. An owner can have a quality sealing job put down at a small expense and secure as much as 300% greater life on his/her asphalt surface. Such treatment is far less expensive than repair and resurfacing work.

Before having your driveway sealed by our competitors you need to ask the following questions:

"What type of sealer are you going to be using?"
The reason you are asking this question is because if they are using "Asphalt Emulsion", it will NOT protect your driveway from gasoline, oils, fats, etc. Also, asphalt emulsion is a cheaper alternative in that while it might cost you less, it will last no where near as long as "100% Coal Tar". Asphalt emulsion in Ohio doesn't work very well due to the climate and the crazy weather patterns Ohio produces. However, somewhere more temperate like Texas or Arizona, the asphalt emulsion does an acceptable job. You also want to find out what they are using because it leads to this next question.

"What type of warranty or guarantee does your seal coat service offer?"
With our seal coat product, we offer a one year guarantee. Most companies using asphalt emulsion in this area offer a six month guarantee on their product if any guarantee or warranty at all.

Why is hot pour crack sealant the best method of crack sealing?

There are several methods of sealing your cracks. You can utilize a sand/slurry mix which is a thick sealer paste applied by your sealcoater; cold pour sealant is an option which can be purchased from your hardware store; some people use roofing tar. All these methods are simple and very inexpensive, but they don't work. The city and state have done extensive research on how to maintain asphalt. This is why the state and local governments spend millions of dollars every year to apply hot pour crack sealant as needed. They know that hot pour crack sealant offers the highest return on the repair investment. Hot pour crack sealant is highly rubberized to flex with your driveway. It's analogous to melting a rubber ball into your cracks. The sealer is melted to 350 degrees poured into your cracks and smoothed over with a special applicator to help blend the material into your asphalt.
